North Loop

North Loop Oasis

It's no secret that North Loop is one of the most sought after neighborhoods in Minneapolis. It's home to creative office suites, Target Field and Target Center, boutique retailers and highly rated restaurants. You really can live, work, and play in North Loop, Minneapolis. However, tucked back in the Northwest corner of North Loop near the banks of the Mississippi River, there's an unassuming part of the neighborhood. Though it may often be overlooked, this part of the North Loop is bustling with activity.

If you venture toward 8th Avenue North, you'll quickly notice the intense traffic of downtown is left behind and replaced with tree lined streets. This section of the North Loop is home to Acme Comedy Club, In the Loop Coffee Co., Bar LaGrassa and Minnesota Opera, among others. The area also has several modern residential developments including SolHavn, Soltva, NoLo Flats and RiverStation Condominiums. With the Mississippi River just steps away, it's no wonder new developments are starting to take shape in this part of the neighborhood, too. United Properties is planning a new development next to The Freehouse, and the team at Solhem Companies is working on a new housing development at 8th Avenue North and North 2nd Street. Both properties are to be built on existing surface lots and will add to the area's already high walkability. The northwestern corner of North Loop is a blossoming area of creative living, working, eating and entertaining.

Nestled in this area, just across the street from Solhem Companies' planned development, is 724 First, a creative, 6-story office structure in the historic Itasca V building. Element is leasing space on the 5th and 6th floors of 724 First. With incredible views of both Downtown Minneapolis and the Mississippi River Park, these spaces haven't been available to new tenants in over ten years. The charming neighborhood is perfect for biking and walking to the many neighboring amenities. Steps away from restaurants and bars, this part of North Loop has a lot to offer businesses and employees. Contact us for more information on availability at 724 First.

North Loop's 6th Ave Streetscape Improvements

Earlier this year, the City of Minneapolis began reconstructing 6th Avenue North between North 5th Street and North Washington Avenue. The purpose of this reconstruction was to update the street's safety for pedestrians and vehicles while maintaining its historic character that can't be found anywhere else in the city. The project scope included salvaging and reinstalling existing pavers, new concrete and asphalt pavement for pedestrian crossings and intersections, new curb and gutters, drainage improvements, ADA compliance, loading dock protection, and landscaping improvements.

Construction along 6th Avenue North is expected to continue through October. The street features salvaged brick and looks to be nearly complete, but is still closed to vehicular traffic. However, the new ADA compliant sidewalk construction has completed and pedestrians are able to get up close and personal with the construction. The contractor is working on completing the concrete intersections. The construction crew will also be focusing on finishing the street surfacing, lighting and sign installation, and planting trees and placing sod through October.

Element is excited to see the construction progress and looks forward to watching as Greco and Opus move forward with their development at the corner of 6th Ave and 4th St. The updated street will provide beautiful frontage for the new Variant mixed-use development. First floor retailers will benefit from improved pedestrian access and tree-lined streets. The brick paved street out front will pay homage to the bustling North Loop's history. Once street construction is completed, there will also be improved access to the other area amenities such as Fulton Brewery, North Loop BrewCo, Smack Shack, Black Sheep Pizza, The Loop, and Target Field.

Retail leases for the new development are available. Contact us to learn more.
