North Loop's 6th Ave Streetscape Improvements

Earlier this year, the City of Minneapolis began reconstructing 6th Avenue North between North 5th Street and North Washington Avenue. The purpose of this reconstruction was to update the street's safety for pedestrians and vehicles while maintaining its historic character that can't be found anywhere else in the city. The project scope included salvaging and reinstalling existing pavers, new concrete and asphalt pavement for pedestrian crossings and intersections, new curb and gutters, drainage improvements, ADA compliance, loading dock protection, and landscaping improvements.

Construction along 6th Avenue North is expected to continue through October. The street features salvaged brick and looks to be nearly complete, but is still closed to vehicular traffic. However, the new ADA compliant sidewalk construction has completed and pedestrians are able to get up close and personal with the construction. The contractor is working on completing the concrete intersections. The construction crew will also be focusing on finishing the street surfacing, lighting and sign installation, and planting trees and placing sod through October. 

Element is excited to see the construction progress and looks forward to watching as Greco and Opus move forward with their development at the corner of 6th Ave and 4th St. The updated street will provide beautiful frontage for the new Variant mixed-use development. First floor retailers will benefit from improved pedestrian access and tree-lined streets. The brick paved street out front will pay homage to the bustling North Loop's history. Once street construction is completed, there will also be improved access to the other area amenities such as Fulton Brewery, North Loop BrewCo, Smack Shack, Black Sheep Pizza, The Loop, and Target Field.

A half-block site in the North Loop at the corner of 4th Street North and 6th Avenue, the former home of ABC Electronics, will soon be a first-class mixed-use project. Opus and Greco have teamed up to develop the site.

As the City of Minneapolis nears completion of the 6th Avenue North road reconstruction, development of the project will begin. The mixed-use development is expected to be completed by Summer 2017. In the meantime, Element has leases available for the project's retail space. The project will include approximately 14,400 square feet of street-level retail space. The North Loop has been a hot market for retailers and restaurants due, in part, to its close proximity to light rail stations and Target Field. CBRE report ranks Minneapolis highly as a lure of tech talent

Minneapolis ranks 15th across North America in CBRE's 2016 "Scoring Tech Talent Report." The city has seen a 34.8% increase in tech related jobs since 2010, according to CBRE. With this increase of tech talent migrating toward the area, office vacancy rates tend to fall. The North Loop is a perfect example of this phenomenon.
