Element represented ownership in the leasing of Rosalia Northeast, the second location of the acclaimed pizza restaurant by local chef Danny Del Prado, following the success of its Linden Hills flagship. The new location sits within the Rafter Apartments along University Avenue in Northeast Minneapolis—an evolving corridor defined by new residential density, strong neighborhood character, and increasing demand for destination dining.
The Opportunity
Ownership sought a locally rooted, high-quality retail or restaurant concept that could activate the building’s ground floor and contribute to long-term neighborhood vitality. Rosalia’s established reputation, thoughtful approach to design, and loyal following made it a natural fit. The space, however, presented several technical challenges, including complex hood requirements and code constraints, requiring a collaborative and solutions-oriented approach to move the deal forward.
Element’s Role
Working on behalf of the landlord, Element partnered closely with building ownership, the Rosalia team, both brokerage teams, and consultants to navigate the complexities of the space. Through coordinated problem-solving around mechanical systems, code compliance, and infrastructure limitations, Element helped align operational needs with building constraints, keeping momentum while protecting the long-term performance of the asset.
The Result
After many months of negotiation and problem solving, the lease was successfully finalized in November 2024, allowing the project to move confidently into design and construction. By May 2025, Rosalia Northeast opened as a beautifully designed and warmly received neighborhood restaurant, quickly establishing itself as a beloved addition to the Northeast dining scene and bringing new energy to the University Avenue corridor.
