In 2023, the West River Arts building in Northeast Minneapolis stood largely vacant, a 30,295 SF brick and concrete structure with strong bones but untapped potential. When a unique acquisition opportunity surfaced, Element’s Aaron Meyers represented the buyer, guiding the transaction through to a successful close with a creative, solutions-oriented approach.
From the start, Element recognized the building's potential to serve the neighborhood’s growing creative economy. Post-acquisition, Aaron partnered with the new ownership team to develop a targeted leasing and repositioning strategy grounded in a deep understanding of the local maker, artist, and small business landscape. One of the most impactful moves was reimagining the expansive second floor into smaller, right-sized suites that met the real needs of local tenants. The result was swift and effective, with 8 new leases signed within the first year, including an expansion from advertising tenant Fowzi Media. The building quickly filled with a vibrant mix of galleries, print shops, designers, and innovators like Synch Tec, transforming it into a true creative hub.
To support this renewed energy, ownership invested in modest but impactful improvements including refreshed restrooms, updated common areas, and a newly resurfaced parking lot. These updates enhanced the tenant experience and improved the building’s marketability. Ongoing signage, branding, and wayfinding enhancements continue to shape the West River Arts identity as a creative campus.
In less than a year, the building reached 100% occupancy, a testament to Element’s leasing insight, hands-on approach, and commitment to both ownership success and community impact. With its spaces full and its creative energy high, West River Arts is no longer just a building—it’s a destination and a reflection of what’s possible when thoughtful strategy meets local vision.
