Since taking on St. Paul's Ivy League Place property listing in 2024, Element has worked closely with local ownership and AJ Dagny Company, the property's management company, to strategically position Ivy League Place for continued growth and build momentum at the historic property while strengthening its existing tenant community.
The first year focused on stabilization and tenant retention.
Element collaborated with ownership and property management to identify recommended building improvements, communicate those plans to tenants, and secure longer-term leases. As tenants renewed or relocated within the building, Element helped identify necessary suite improvements to create a more cohesive experience throughout the property. The team also brought in several new tenants for smaller available spaces.
The second year focused on strategic upgrades and continued leasing momentum.
Improvements included new first-floor carpet, refreshed paint and lighting throughout the second and third floors, updated directory and suite signage, improved corridor flow, upgraded conference room lighting, refreshed restroom finishes, and pops of color.
Element incorporated these improvements into leasing and marketing materials, using the building's refreshed spaces, large windows, natural light, and central location near I-94 to showcase its potential to prospective tenants.
At the same time, the team successfully navigated tenant relocations and expansions while maintaining a strong pipeline of prospective tenants. A major opportunity came through Family Development Center, which is expanding into a larger third-floor footprint to accommodate its growing organization. Satoree Construction is leading the major expansion, working closely with ownership & management to bring the growing organization's new space to life. Alongside that expansion, Element secured new leases for Haven Design Collective, Sentier Psychotherapy, and Soma & Sage Integrative Health just this past year, in addition to supporting numerous tenant renewals and relocations throughout the building.
The result?
Taking a building nearly 50% leased just two years ago to a 100% occupied three-story building with a diverse mix of 19 tenants spanning wellness, nonprofit, interior design, legal, counseling, technology, construction, and professional services.
It's a great example of Element's approach to leasing: look beyond the vacancy, understand what tenants need, invest strategically, and see what is possible.
