Building Momentum: Investing in the Next Chapter of Minneapolis' Warehouse District

The best neighborhoods don't evolve overnight. They evolve because people choose to invest in them.

Business owners open their doors. Property owners reinvest in historic buildings. Developers preserve character while creating space for what's next. Community leaders come together around a shared vision.

That's exactly what's happening in Minneapolis's Warehouse District.

Long known as the city's entertainment district and home to iconic music venues, historic architecture, independent businesses, and a vibrant creative community, the Warehouse District is entering a new chapter - one built on collaboration, thoughtful investment, and renewed energy.

This summer, the Minneapolis Renaissance Coalition (MRC) unveiled a new Vision Report and neighborhood brand, providing a roadmap for the district's future. The initiative brings together property owners, business leaders, developers, and community partners with a shared mission:

To serve as a catalyst to reimagine investment in downtown Minneapolis's buildings and public spaces.

The Vision Report outlines strategies to strengthen the district through public realm improvements, arts and culture, historic preservation, economic development, placemaking, and year-round activation - building on the character that has made the Warehouse District one of Minneapolis's most recognizable neighborhoods while positioning it for continued growth.

For Element, this vision feels especially meaningful because it reflects the work we've been committed to since purchasing The Consortium nearly a year ago.

More Than a Building

When Element partnered with First Avenue to acquire The Consortium, we weren't simply purchasing a building - we were investing in a neighborhood we believe in.

Since then, we've been thoughtfully repositioning the property through strategic ownership and active management, including:

• Designing & project managing Element's office in Suite 200
• Reimagining First Ave's office in Suite 500
• Refreshing the lobby and common areas with color, artwork, and historic First Avenue concert posters
• Modernizing the building's exterior and façade
• Securing 97% occupancy through several tenant renewals & suite improvements
• Investing in long-term ownership

Every improvement has been made with one goal: create a building people are excited to work in.

Investing Beyond Our Own Walls

Our commitment extends beyond the buildings we own.

Over the years, Element has had the privilege of helping businesses find their place in the Warehouse District, including clients like Shinebox, Madge Home, Hermine, Lola Red, and many others whose work continues to strengthen the neighborhood's creative identity.

Each new lease, renovation, renewal and business opening adds another layer to the district's momentum.

Because revitalization doesn't happen through one project -it happens through hundreds of thoughtful decisions made by businesses choosing to invest here.

Helping Shape the Vision

Element is also proud to contribute beyond individual projects.

Principal & Broker JoAnna Hicks serves on the Board of the Minneapolis Renaissance Coalition, working alongside fellow leaders from across downtown to help guide the district's continued evolution.

That collaboration reflects something we believe deeply: meaningful revitalization requires partnership. It takes property owners, business leaders, public agencies, artists, nonprofits, and entrepreneurs working together to create places where people want to live, work, visit, and invest.

The recently unveiled Vision Report is an exciting milestone - not because it marks the finish line, but because it provides a shared framework for what comes next.

Looking Ahead

That commitment continues today.

As we welcome tenants to The Consortium and continue refreshing the building, we're also excited to bring another historic Warehouse District property, The Colwell Building to market. Like The Consortium, it represents another opportunity to preserve historic character while creating space for the next generation of businesses choosing to call downtown Minneapolis home.
