In partnership with First Avenue Productions, Element has acquired the Consortium Building, a six-story brick-and-timber property in the heart of Minneapolis’ Historic Warehouse District. This iconic building is best known as the longtime home of The Fine Line Music Café, a landmark venue that has helped shape the city’s vibrant downtown entertainment corridor. The building also features Club Gidi on the ground floor and a diverse mix of creative businesses on the upper floors.
Representing ourselves in the transaction, Element saw the opportunity not just to invest in real estate, but to further invest in the creative fabric of the city. With over a decade of experience as a North Loop tenant, this marks Element’s second building acquisition, following our redevelopment and continued management of 117 Washington Avenue North—a project that laid the groundwork for this next chapter.
The acquisition builds on Element’s deep roots and leasing activity along First Avenue, including the addition of tenants like Shinebox, Hermine, and Lola Red, as well as the redevelopment of 21 Third Street North. These projects reflect a larger momentum in the Warehouse District, where historic character and creative energy are driving a powerful downtown resurgence supported by local businesses and community-led efforts like the Minneapolis Renaissance Coalition.
Element will lead property management, leasing, and project management at The Consortium Building, ensuring the space continues to thrive as a home for creative businesses and cultural venues.
