Since taking on the listing in 2024, Element has worked closely with local ownership and AJ Dagny Company, the property's management company, to strategically position Ivy League Place for continued growth. Over the past year, that work has included navigating tenant relocations and expansions while maintaining a strong pipeline of prospective tenants, now bringing the 3-story building to full occupancy!
A major component of that success was The Family Development Center's expansion, with the organization taking over a larger footprint on the third floor. Satoree Construction is leading the major third-floor expansion, helping bring the growing organization's new space to life.
Alongside that expansion, Element secured new leases for Haven Design Collective, Sentier Psychotherapy, and Soma & Sage Integrative Health just this past year, in addition to supporting numerous tenant renewals and relocations throughout the building.
The result is a fully leased building with a diverse mix of 19 tenants spanning wellness, nonprofit organizations, interior design, legal services, technology, counseling, construction, and professional services.
Investing in the Building
Leasing success has been supported by ongoing improvements designed to enhance the experience for both existing and prospective tenants. Working closely with ownership and AJ Dagny, Element helped identify and support strategic upgrades that improve the building's functionality, appearance, and overall appeal.
Improvements have included:
- New carpet installation on the first floor
- Opening the middle stairwell to the main lobby to create a more open connection
- Updated directory and tenant suite signage throughout the building
- Removal of corridor doors on the second and third floors to improve access and flow
- Painting on the second and third floors to create a cohesive look throughout the building
- New corridor lighting on the second and third floors
- Upgraded conference room lighting
- New finishes in the second-floor restroom
These improvements complement the character of Ivy League Place, where large windows bring abundant natural light into the building and create inviting workspaces for a wide range of businesses and organizations.
