In the North Loop, Element successfully managed the leasing and project coordination for Coen+Partners, a global landscape architecture and urban design firm. Facing the need for growth accommodation, Coen+Partners sought a similarly unique space to their current location in the award-winning, repositioned Lowry Morrison building. Element, serving as the landlord leasing agent for several historic North Loop properties under the same ownership, identified a solution by combining three separate vacancies in the nearby Northwestern building.
This strategic move allowed for minimal out-of-pocket costs and creatively utilized existing infrastructure. After securing favorable lease terms, Element oversaw the entire project management process, coordinating efforts between the owner, contractor, architect, and client to ensure efficient and timely completion.
Coen+Partners moved into their stunning new third-floor space in early 2023, tripling their office footprint. The new location offers wall-to-wall views of the charming neighborhood, providing a clean and inviting environment. Delivered at a competitive market price, this project is a testament to Element’s ability to creatively and effectively accommodate growth while meeting specific location requirements.
